I'm Ray Shapley, an Austin real estate professional focused on the decisions that actually shape where you end up living—the neighborhood, the lot, the builder, and the house itself, usually in that order.
I've spent fifteen years helping people navigate the Austin market, and my background is a little different from most agents. I grew up in the home building trades, which means I see property as design and craftsmanship, not just square footage. That construction lens changes what I notice on a walkthrough and what I flag before an offer.
A few years ago I built Where to Live in Austin, a YouTube channel that grew to 16,000 subscribers by helping buyers understand this city neighborhood by neighborhood. That work deepened something I already had from fifteen years of selling here: a real feel for which pockets of Austin hold their value, which are quietly on the rise, and which ones photograph better than they live.
